When You Need Fire Sprinkler Systems
Residential fire sprinklers save lives and property - and are mandatory for new homes in a growing number of BC municipalities. Whether they're required depends on where you build. Here's when sprinkler work comes into play:
Why Choose Us
Residential sprinkler work requires the right certification and a careful design approach. Here's why Metro Vancouver builders and homeowners use Bluetech:
NFPA 13D Certified Installer
We design and install to NFPA 13D - the residential sprinkler standard referenced by the BC Building Code for one- and two-family dwellings.
Design Through Commissioning
We handle the full scope - hydraulic calculations, system design, installation, hydrostatic testing, and final commissioning with your AHJ (Authority Having Jurisdiction).
Clean, Concealed Installations
Modern residential sprinklers are flush-mounted and barely visible. We coordinate routing with framers and drywallers so the finished product looks like a normal ceiling.
Combined Plumbing & Sprinkler Work
Because we're plumbers as well, we can integrate the sprinkler supply cleanly with your domestic water system - one trade, one schedule, fewer coordination headaches.
Residential Sprinklers Under BC Code
A few things every homeowner and builder should know about residential fire sprinklers in BC:
Varies by City
There is no province-wide requirement for residential sprinklers - it varies by municipality. Vancouver, West Vancouver, Maple Ridge, and Squamish mandate them; others (e.g. Surrey) require them only past thresholds like window/glazing area; some refer to the building code for installation when required.
NFPA 13D Standard
NFPA 13D is the standard for one- and two-family dwellings and townhouses - simpler than commercial systems, but still requires proper design and certified installation.
Domestic Water Supply
Sprinklers in residential builds are typically supplied from the domestic water line - no separate fire service is required for most homes.
One Head at a Time
Each sprinkler head is heat-activated independently. Contrary to what movies show, typically only the head closest to the fire activates - controlling the blaze before it spreads.
Available in Standard Colours
Concealed pendant sprinklers sit flush with the ceiling under a small cover plate, available from manufacturers in a range of standard colours to suit the ceiling - virtually invisible until activated.
Insurance Benefits
Sprinklered homes can qualify for insurance discounts and dramatically reduce fire damage, while greatly improving life-safety outcomes.

Common Questions
Do you service or inspect existing sprinkler systems?
Yes. We offer inspections, repairs, and head replacements on existing residential fire sprinkler systems across Metro Vancouver.
Do I need fire sprinklers in my new BC home?
It depends entirely on your municipality - there is no province-wide requirement for residential fire sprinklers. Some cities, including Vancouver, West Vancouver, Maple Ridge, and Squamish, have mandatory sprinkler requirements for new homes. Others, like Surrey, require sprinklers only when certain thresholds are met (for example, based on the area of glazing/windows). Areas such as North Vancouver point to the building code requirements for how a system must be installed when one is required. We confirm exactly what applies to your specific build location before you commit.
How much do residential fire sprinklers cost in Vancouver?
Cost depends on home size, system layout, and complexity. We provide free quotes during the design phase so you can budget accurately - call 604.906.2023 or use our contact form.
Will sprinklers go off accidentally?
Modern residential sprinkler heads are heat-activated by a glass bulb that bursts at a specific temperature (typically 155-165°F). They do not respond to smoke, steam, or normal cooking heat. Accidental activations are extremely rare - far rarer than fire-related ones.
Are sprinklers ugly?
Not really. Concealed pendant sprinklers sit flush with the ceiling under a small cover plate - about the size of a smoke detector. Cover plates come from the manufacturer in a range of standard colours (white, off-white, and others) so you can match common ceiling finishes. They're only noticeable if you know what to look for.
Can I add sprinklers to an existing home?
Yes, retrofits are possible, but they're more involved than new-build installations because piping has to be routed through finished spaces. We'll do an on-site assessment and design the least-intrusive approach for your home.
Who do you work with - builders, homeowners, or both?
Both. We work with general contractors, custom-home builders, and homeowners. For new builds, we typically come in during the framing stage; for renovations, we plan the routing around what's being opened up.
